Aims: The unbalanced physical growth in Ilam city is due to factors such as regional imbalance, rapid urbanization, imposed war, non-unified urban management, and lack of oversight over urban development projects. This study aimed to analyze the factors influencing the physical development of Ilam city.
Methodology: This applied research was conducted using a descriptive-analytical method in 2023-2024 with a case study of Ilam city. The research tool was a researcher-made questionnaire. To prepare the questionnaire, a list of criteria and indicators affecting physical development was compiled. Accordingly, a questionnaire consisting of 34 questions based on a Likert scale with four options was prepared. To assess the validity of the questionnaire, it was distributed among 18 experts. The final questionnaire with 5 indices and 30 components was prepared and then distributed among the citizens. The sample size was determined to be 357 individuals based on the Cochran formula. The study samples were selected using simple random sampling. The data were analyzed using t-test, Pearson correlation coefficient, and stepwise regression coefficients.
Findings: Among the economic, social and cultural, environmental, physical, and managerial factors, there was a significant relationship with the physical development of Ilam city. Environmental (natural), economic, managerial, physical, and social and cultural variables had the highest share in the physical development of Ilam city, respectively.
Conclusion: Environmental (natural) factors have had the most significant impact on the physical development of Ilam city.
